How momentum is measured
Momentum shows how quickly listings are selling and whether available inventory is growing or declining. Faster sales and falling inventory suggest a hotter market. Listings taking longer to sell, accumulating, or requiring campaign changes suggest cooling conditions.
REALIST Suburb Momentum combines average and median days to sell, sell-through rates, changes in active inventory, and the age of unsold listings.
New listings are counted as incoming supply. They do not make a suburb hotter or colder by themselves. Momentum strengthens when listings sell quickly and inventory is absorbed. It weakens when listings remain active for longer, inventory accumulates, prices are reduced, the method of sale changes, or a campaign changes agent or agency.
Days to sell starts from the reported listing date and ends when there is supported sale evidence. Listings that are no longer visible are not automatically counted as sold.
Results with limited data are marked provisional or withheld. The rating describes recent activity within the available coverage and is not a property valuation or market forecast.
